As part of Spring Quarter, a larger mixed-use development in Midtown Atlanta by Portman Holdings, a 25-story, 520,000-square-foot Class A speculative office tower above 8,000 square feet of street-level retail will open in late summer 2024. Among its many amenities are terraces and balconies on every floor, generous slab to slab heights, floor-to-ceiling windows, common workspaces, a fitness center, rooftop bar, and 11 levels of structured parking for 936 vehicles.
The company that financed the construction loan retained Axias to provide a high-level overview of the project design documents and evaluate the project’s hard and soft construction cost budget. They then engaged us to provide construction monitoring services in support of the loan. In addition to site visits, due diligence tasks required review of the general contractor’s payment requests, project control documents, change order proposals, project schedule, and major construction and subcontractor agreements.
