1020 Spring Street, also known as Spring Quarter in Midtown Atlanta, is the premier mixed-use development by Portman Holdings. The development is a 25 story, 520,000 square foot Class A speculative office tower above 8,000 square feet of street-level retail. The building includes 20,000 square of amenity space, including 15,000 square feet of private terraces and balconies, generous slab-to-slab heights, floor-to-ceiling windows, shared workspaces, a fitness center, a rooftop bar, and 11 levels of structured parking for 936 vehicles.

A major financial institution and significant lender for the development engaged Axias’ construction support services on the project. Our role was to provide due diligence and independent review of the project design documents and evaluate the initial construction budget and contractor and sub-contractor agreements. When the project moved into construction, we provided monitoring services, conducted site visits, and reviewed general contractor pay requirements. Our team also provided analysis of change orders and significant schedule changes, keeping the lender informed and protecting their interests as the project progressed.
