Axias supports commercial, corporate, government, and institutional clients with evaluating and managing existing assets and helping real estate investors to determine whether a property being considered for acquisition is right for their portfolio.
Property Condition Assessment (PCA) — For Property Acquisitions
Each real estate transaction has its own set of due diligence needs, which we individually and collectively assess to identify and minimize our client’s risk exposure. The property and site are assessed and analyzed to help a prospective investor determine if the acquisition will meet short and long-term portfolio goals in addition to identification of building defects that could be detrimental and costly.
Facility Condition Assessment (FCA) — For Building Owners
Assessment and analysis of building and site assets used to help owners maintain, forecast, and fund future expenditures. We provide statistical data to assist in decision making such as risk-scoring, prioritization, and categorization of required projects to inform better analysis and decision making. Our reports are often utilized to assist in obtaining funding from parent organizations, governmental departments etc.
Reserve Studies — For Building Owners and HOAs
We have worked with building owners and condo associations to undertake reserve studies, allowing them to understand the current deferred maintenance and anticipated capital requirements over time to implement proactive annual funding and avoid large, previously unforeseen expenditures. Reserve studies include an in-depth analysis of the physical condition of the property and a thorough examination of current reserve funds; the study is often undertaken in conjunction with an FCA.
Technical Due Diligence (TDD) — For Corporate Clients
We can assess a building or portion of a building a corporate owner may be interested in leasing as a tenant. The goal of this service is to verify that the proposed space and core building systems meet their functional, operational, and budgetary requirements.
Using effective tools, our assessments are thorough, addressing all major property and building systems: site infrastructure, hardscape, and landscape elements; structural, mechanical, electrical, plumbing, fire, and life safety systems; interior finishes; and roof, façade, and glazing. In addition to reviewing the physical building conditions on-site, our assessment encompasses review of relevant documentation and interviews with an owner’s representative who has credible firsthand knowledge of the asset.
