The Yards is a 48-acre phased redevelopment of the former Washington Navy Yard located on the Anacostia River waterfront in southwest Washington, D.C. Acquired in 2018 by Brookfield Properties from Forest City Realty Trust, at full buildout over the next decade The Yards will comprise two million square feet of office space, 400,000 square feet of retail and dining, 3,400 residential units, and 7.5 acres of parks and green space.
Axias provided construction contract review and change order analysis for the development of two parcels, G and I:
Parcel G (pictured), also known as 1275 New Jersey Avenue SE, is a new 11-story, 310,000-square-foot office building with 15,000 square feet of ground floor retail and dining to energize the streetscape. Designed by Gensler and built by Davis Construction in 2021, it is occupied by sole tenant Chemonics International.
Scheduled for completion in 2023, Parcel I is a 10-story, 309,000-square-foot building featuring 379 apartments, 20% of which will be affordable. Like all buildings at The Yards, it is designed to LEED Gold standards. Amenities include 16,000 square feet of ground floor retail, on-demand co-working spaces, lounge areas, a rooftop terrace and pool, and a double-height fitness bridge. Perkins Eastman is the architect.
