Built between 1963 and 1971, the iconic landmark underwent a major interior renovation more than 40 years later. Euro Capital Properties hired local architecture and interior design firm BBGM to design the improvements. The scope of work was comprehensive, involving total interior demolition and rebuild to expand the number of guest rooms from 350 to 348, create a grand ballroom with 17-foot-high ceilings, add three elevators and a fire escape stairwell, and a spa with treatment and steam rooms and a pool. The roof was transformed into a public terrace and bar with sweeping views of famous monuments and the Potomac.
In addition to representing the owner on the project, our services extended to on-site development management, constructability, cost estimating and procurement consulting (design); contractor selection, change order review and settlement (construction); and monthly payment processing and closeout.
We also assisted Euro Capital Properties with structural consulting issues; guidance on historic restoration, approvals and related property tax credit processing; regulatory compliance; negotiations with neighboring landowners; and all legal and insurance issues arising from a partial slab collapse during construction.
